Wood rot, termite damage, and structural decay are common concerns in Cleveland's older residential neighborhoods, from the Tudor Revivals and Colonials of Shaker Heights and Cleveland Heights to the craftsman bungalows and Cleveland doubles of the near-east and west sides, and the restored rowhouses and warehouse lofts in Ohio City and Tremont. The region's freeze-thaw cycles, heavy snowfall, and humid summers create persistent moisture conditions that invite fungal decay and insect damage, particularly in wood framing, sills, fascia, and deck connections that are exposed to weather or water intrusion.

This guide explains what wood rot and termite damage actually are, how to recognize them, what they do to a structure over time, and when repair makes sense versus replacement. It is written for homeowners who want to understand the problem before calling a carpenter, and to know what questions to ask and what to expect from the work.

Dry Rot and Wet Rot: Not the Same Problem

Dry rot and wet rot are two different fungal diseases, and they look and behave differently. Dry rot occurs in wood that is exposed to sustained moisture (not standing water, but damp conditions) and develops a distinctive cubical cracking pattern as it progresses. The affected wood becomes crumbly and loses strength from the inside out. Dry rot can spread through wood along the grain and can even travel across masonry to reach new timber, which makes it the more concerning of the two. Wet rot, by contrast, requires a persistent direct water source such as a leak or standing water, and it stays localized to that source. Wet rot wood darkens and becomes spongy or soft to the touch, but it does not travel the way dry rot does.

Both types of rot can hide beneath a sound-looking paint film. A painted surface may show no visible damage while the wood underneath is already compromised. This is why a screwdriver or awl is such a useful diagnostic tool: probing through the paint reveals the actual condition of the wood beneath. In Cleveland's climate, with its heavy freeze-thaw cycles and ice-dam moisture intrusion behind fascia and soffit, both conditions occur, though the moisture that feeds decay is more often the culprit than active water leaks. The good news is that understanding which type you have, and where the moisture is coming from, tells you what repair path makes sense.

Termite and Beetle Damage, and How It Differs from Rot

Termite and wood-boring beetle damage look different from fungal rot and require a different response. Termites hollow out wood from the inside along the grain, often leaving a thin outer shell that can look almost sound from the outside. They also build mud tubes on masonry to travel between soil and wood, and these tubes are a telltale sign of their presence. Wood-boring beetles, by contrast, leave small round or oval exit holes in the surface and deposit fine sawdust-like frass (insect droppings) nearby. Both types of insect damage weaken wood by removing material from the interior, reducing its load-carrying ability.

Insect damage and fungal decay often occur together because the same moisture conditions that invite rot also create an environment where insects thrive. A pest control operator licensed or registered in your state is the professional who identifies which insects are present, assesses the extent of infestation, and carries out any necessary treatment. A carpenter's role is to remove and replace the damaged wood once that assessment is complete, working from the pest operator's report. This is an important distinction: identifying and treating insects is not carpentry work, and a carpenter cannot promise that an infestation is eliminated. Reading the Signs Before You Open Anything Up

Before you open up a wall or pull up flooring, there are several signs you can observe that suggest wood decay or insect damage may be present. Look for paint that blisters, peels, or holds moisture at window sills and door thresholds, where water naturally collects. Press on exterior trim, fascia, and soffit with your thumb: wood that gives easily or feels soft should be examined more closely. A screwdriver pressed lightly into suspect wood will sink in if decay is present, whereas sound wood resists it. Inside the house, notice whether doors and windows have changed how they close, or whether they stick or bind in ways they did not before, as this can signal that framing has shifted due to decay or settling. A soft or springy patch of floor, or a deck board that flexes more than it should, are also worth investigating. Finally, a musty smell in a basement, crawlspace, or enclosed area often points to moisture and decay.

None of these signs means you need to panic or assume the worst. They mean you should have the area looked at. The actual extent of damage is determined by probing, and surface appearance often understates the problem rather than overstates it. Paint can hide significant decay, and a small soft spot on the surface may indicate a larger area of weakness underneath. A straightforward inspection with a screwdriver, awl, or probe will tell you much more than looking alone, and that is how a carpenter determines what repair is needed and what it will cost.

What Decay Does to a Floor, a Deck and a Wall

To understand what decay does to a structure, it helps to follow the load path. In a floor, the joists carry the weight of the floor and everything on it, transferring that load to the rim joist and sill plate at the perimeter of the house, which in turn rest on the foundation. The subfloor is nailed to the joists and shares the load. When wood in any of these members loses section to decay, it loses stiffness before it loses strength. This is what a homeowner feels first: a bounce or give in the floor that was not there before. Over time, as more material is lost, the member becomes weaker and the deflection increases. A similar load path applies to a deck: the ledger (the board that fastens the deck to the house) is critical because it must transfer the entire weight of the deck and its occupants back into the house framing. If the ledger decays or if the connection is compromised, the deck can separate from the house.

For walls, a load-bearing wall carries weight from above, and decay in the studs or in the header (the beam above a door or window opening) reduces the wall's ability to carry that load. Again, the first sign is often movement or deflection rather than sudden failure. A wall may develop a slight bow, or the framing above it may settle slightly, which is what causes doors and windows to bind. The progression is gradual, which is why decay found and addressed early is much less expensive to repair than decay that has been left to advance. Prompt attention is not about emergency: it is about addressing the problem while repair options are still good and costs are reasonable.

Repair or Replace: The Actual Criteria

The decision to repair or replace a decayed member depends on four main factors. First, how much sound wood section remains? If more than half the cross-section is still solid, repair is often possible. If the member is mostly hollow, replacement is the honest answer. Second, where is the decay located? Decay at a bearing point (where the member sits on a support) is more serious than decay mid-span, because bearing points carry concentrated load. Third, can the water source actually be closed? If the decay is caused by a persistent leak or moisture intrusion that cannot be stopped, any repair will eventually fail again. Fourth, what do the two costs look like once access is factored in? Sometimes removal and replacement costs less than trying to save a marginal member, especially if the member is not architecturally significant.

One middle path for floor joists is sistering: fastening a new joist alongside the decayed one to share the load. This works well when the decay is localized and the sound section is sufficient to allow fastening. For non-structural trim such as crown molding, baseboard, or casing, epoxy consolidants can have a real use if the piece is worth saving for its detail or finish. But epoxy filler over structural rot is not a repair, and a good contractor will not propose it. A good contractor also quotes both options where both are real, so you understand what you are choosing and why. The goal is not to sell you replacement when repair will serve, and not to sell you repair when the wood has moved beyond that point.

Who Does What: Carpenter, Pest Operator, Engineer

Understanding who does what is your best protection against confusion and cost overruns. A pest control operator (licensed or registered in your state) identifies which insects are present, determines the extent of infestation, and carries out treatment. A carpenter removes decayed or damaged wood and rebuilds it with sound material, and closes off the water path that allowed the decay to start. A licensed structural engineer sizes beams, specifies repairs where the structure is compromised, and produces engineered drawings when required by code. The building department (in Cleveland, that is the City of Cleveland Department of Building and Housing) permits structural work, inspects it, and enforces code compliance.
